Presinzano accused of violating Hoboken’s rent hike rules, candidate says ‘more lies’

Hoboken 1st Ward council candidate Paul Presinzano is accused of violating the city’s rent increase rules last year, to which his says this is “more lies” from his opponent and his team.

Cheryl Fallick, a former rent leveling and stabilization board member/tenant advocate who is backing Cordova (the current rent board chair), alleged in a statement that Presinzano told her in March 2022 that he’d be raising his tenants’ rent $75 per month as of April 1st.

She indicates that she said that would go against the city ordinance in place and he did it any way, according to a rent registration form submitted to the city about a year ago.

“To me ignoring the rent control law isn’t compatible with supporting it. The rent registration form shows that he, in fact, did raise the rent anyway. Renters in Hoboken can count on Rafi Cordova to fight for us and now more than ever we need a voice on the city council who will stand with us,” Fallick stated.

Presinzano, who faces off with Cordova on the non-partisan December 5th runoff, said the comments are “just more lies” from Mayor Ravi Bhalla and his allies, who are backing Cordova.

” … This is a clear ploy by Team Bhalla, using dirty politics to smear my candidacy. It’s disheartening to see Cheryl puppeted in such a way … [My wife and I] are fully committed to adhering to all local and state laws, and have not received any notification or indication of any legal violation. Any suggestion otherwise by Team Bhalla and my opponent is a baseless and misleading attempt to distract from the real issues facing our community.”

Presinzano also said that his tenants, pictured above, decided to endorse him after Cordova sent a campaign mailer on this topic.

The City of Hoboken, via an ordinance approved by the city council, implemented a rent freeze that lasted from March 2020 through May 7th, 2022.

Gov. Phil Murphy (D) lifted the COVID-19-related state of emergency on March 7th, 2022, but this did not address rental protections.

Cordova campaign spokesman Rob Horowitz, who provided Fallick’s statement as well, doubled down that Presinzano broke the rules in Hoboken.

“The plain fact is Paul Presinzano knowingly violated Hoboken’s rent increase moratorium. And calling Cheryl Fallick, his former running mate and a vocal critic of Mayor Bhalla, part of Team Bhalla doesn’t even pass the laugh test,” he said.

    I heard from someone who knows a guy – probably a white guy! – who said he spoke with someone who said Paul has a kitchen drawer that is literally FULL of plastic bags.

    Really? What is he hiding? Is this 2019?Why would anyone risk our/my children’s future simply to be able to carry groceries in the rain?

    We need Rafi. He’s awesome and gay. And totally independent. Like soooooooooooooo independent. Like me.

  2. Cheryl Fallick is officially a bona fide political hack. For her own political gain, she has divulged the private information of a tenant. It is disgusting and deplorable. She was once a fierce advocate, but her political ambition has warped her once sound judgment. This so called $75 per month scandal is nothing more than a desperate administration grasping at straws. Why does the Mayor have a spokesman from another state commenting for him? Just at the latest example of truancy by wannabe Congressman Bhalla.

  3. In my next Coffee with Chancre I’m going to interview a totally impartial guest Kenneth Ferrante who says Paul’s real surname is Pisano and his mob, the Pisano Peepers, were the behind the 2017 racist fliers and tried to cover it up with his best friend who was not the Attorney General.

  4. A she said he said but has no proof of anything to back her 11th hour allegation.
    Add to that he tenants in his building are publicly endorsing him.
    Going with Paul Presinzano’s version as truth.
    Have to wonder if Bhalla has promised an appointment to a Board that Ms Cheryl Fallick has been ranting and raving about not getting for ever.

  5. Isn’t it sad that Cheryl Fallick ( who also has a real estate license ) and possibly profits from market rate rentals and developers project will act at any cost ?
    Every candidate that Fallick wrote endorsements for -except Rafi – are supporting Paul
    Bhalla hates Cheryl
    But he also hated Falco

    Vanessa switched sides and now makes 85,000 a year with no track record or a single new affordable apartment built since Bhalla was elected

If you look at the council meeting in June, a man got up first and said applied in the 1st ward (H Squ North) was raising his rent every month possibly retaliation for his speaking against rent hikes. Emily was visibly shocked. That was months ago and NO RALLY no letter. Applied also has buildings on upper Hudson and elsewhere charging big rent hikes and the tenants are scared and expect to have to leave. If the officials are silent on this but speak out on something else maybe the press can ask why? Where are Rafi and others on Hudson Square North? A 10 percent increase at MarineVP where they have bearly gotten any gets comments and a rally but silence on a building full of people who are scared and seeing MONTHLY increases? Please find out!
