Bayonne Planning Board could increase density with new redevelopment plans

Several developments are in the works in Bayonne, with three redevelopment plans set to be presented at the January 13th planning board meeting where the governing body could vote to increase density, as well as two redevelopment studies.

One redevelopment plan on the agenda is for Russell’s Auto Body at 485-493 Avenue C and 64-66 West 22nd Street, located in the more midtown portion of the city.

The Bayonne City Council adopted a resolution in October designating the property as being in need of redevelopment and asking the planning board to draw up a plan which will now permit for multifamily buildings without three-bedrooms and retail uses.

The 19,175 square foot redevelopment area consists of a corner lot of the one-story Russell’s Auto Body and two-story Vital Signs.

According to the redevelopment plan, the vision for this area is to “redevelop this property with highly attractive, visually enhanced multifamily building” up to 10 stories with a maximum of 135 units and ground floor parking.

Another redevelopment plan on the agenda is for the former Lukoil Station at 1191-1205 John F. Kennedy Blvd., located towards the northern city line where Bayonne meets Jersey City.

In September and December of last year, respectively, the council approved resolutions designating the 20,052 square foot area for redevelopment.

The site is currently home to a vacant lot that the Lukoil Station used to reside on and two, two-story homes. The plan allows for multifamily buildings, retail, and mixed uses.

According to the redevelopment plan, a multi-story mixed-use building with a maximum of 9 stories, 130 residential units, and parking on the ground floor “is envisioned in this area.”

Both plans state that they have been initiated “as part of the city’s ongoing effort to revitalize underutilized and distressed properties within the city and to incentivize private investment in areas where conventional zoning has failed to manifest the same.”

A third redevelopment plan will be presented for the former Avanti’s Restaurant at 973-987 Broadway, 11-13 West 47th Street, and 12 West 48th Street.

That property is just a block away from the 10-story BayOne development constructed by The L Group on the site of the former Resnick’s Hardware Store nearly a decade ago.

Furthermore, the Planning Board will determine if Baran Roofing at 104-108 West 7th Street all the way in Downtown Bayonne.

Coincidentally, they will also make the same determination for St. Vincent de Paul Roman Catholic Church and the former associated Elementary School at 973-993 Avenue C and 80 West 47th Street, just blocks from the site of the former Avanti’s Restaurant.

However, according to the redevelopment study, the church which was added to the National Register of Historic Places on August 24th, 2011.

The planning board will convene tomorrow, January 13th at 6 p.m. at City Hall, located at 630 Avenue C.
